10 Year Old Bonnie - What Does She Need?
I was appraising a house today and in the garage was a 2003 T-100 with 500 MILES on it. The guy said he bought it, rode it a bit and lost interest. After a while the carbs went bad so he couldn't ride it and just let it sit. Now he just wants it gone, so I offered him $ 1,000 and he said OK. I'm thinking new battery, plugs, tires, gas and clean the carbs. Is there anything else I'm missing like hoses, other fluids, etc? It has been inside a garage all this time, so it looks like new on the outside. I'm thinking I can make a few bucks on this.

Change the engine oil and filter too. That's a must do if you want a motor that will last.

Yeah, I have a cool job appraising houses around Los Angeles. I've seen some really neat houses, met movie stars. I even peed in Pink's bathroom once, how many people can say that? LOL. I know of a very nondescript garage in Culver City where there are no less than FIVE fully restored Vincent Black Shadows plus about 20 other vintage bikes. The guy's been restoring bikes for years, you should see his shop. 20' X 40' of pure heaven. Sigh.

Jeez $1k. Nice score!
If you don't end up wanting it, I'll buy it off you for $1.5k. I could use a Bonnie to ride around in Socal when I'm down there visiting my parents.
However, if you decide to restore and flip, you'll make at least $2k profit assuming you put in $500-1000 to get it back in shape.
I would say that the o-rings would need a good looking at in the fueling system as well.

Brake fluid change. Possibly fork oil.

Mike... nice find... I'd jump all over it... especially if the chrome and polished/lacquered surfaces have not deteriorated...
Here's what I'd do:
Change the oil and filter (obviously), assuming that at the very least, 10 year old oil and possibly, the original/break in oil is still in there, I'd do some research into the possible need to do some sort of "engine flush" via an additive or use of a specific engine flushing oil... I would caution you to really do due diligence into the compatibility of any of these type of products in a wet clutch system... You do NOT want to do anything that will contaminate the clutch discs... At the very least, do the change with dino based oil (cheaper than syn.) and then dump it after 500 to 1k miles and go with a good synthetic...
I would also change out the brake fluid in both the front and rear brakes... since you got such a smoking deal, upgrading to Spiegler braided lines (~ $125/pair) at the same time is a no brainer...
The fork oil is also beyond it's shelf life... so a flush and change out is in order... while you're servicing the forks you can upgrade the springs (dual rate or quality single rate to fit you) and if you're so disposed, upgrade the dampening capabilities using either Race Tech emulators or the Ricor intiminators...
As for the carbs... if they have been sitting up that long... forget the chem additive route... either have them ultrasonically cleaned, get a set of stock replacements (Pinwall cycle Salvage on ebay is a good source) or just go ahead and buy a set of aftermarket upgrades...
Go ahead and do the air box elim./carve, get a set of good flowing pipes and have Pieman reprogram the ignitor... upgrade the rear shocks and you're all set... and at a bargain price...

Just so I have something to dream about : what does a 10-year-old T100 sitting in the garage waiting to be resurrected look like? Please post a picture of how you first saw it...
