Don't count on those raising the selling price by anywhere near the amount you have in them.
You always accessorize for yourself, not for resale value! Not everyone is going to want the same accessories or mods that you do. They are like adding a swimming pool just before you sell a house--fine if the buyer happened to want one anyway, but it does not intrinsically make the property worth more, and it may actually make the place harder to sell because many buyers will absolutely not want it on the premises.
Decent tires, of course, will make a bike easier to sell than if they were treadless and rotting. But even there, a buyer may have his own preference for make or model and will not be willing to factor in the full cost of your choice for brand new ones. And if the rest of the bike doesn't look new enough to match up with the new tires, the effect can be like putting lipstick on a pig... it may only turn the buyer off. When I buy a vehicle, I always like to see tires that show how it was actually ridden and which enable me to confirm that everything is in alignment. Ones that are too new can sometimes make it appear the seller is hiding something.
Not meaning to discourage you here. I wish you the best of luck in selling, but just be realistic about the stuff you added on. It only has value if somebody else actually wants the same stuff.
