I always tell perspective buyers that the first one who shows up with the money gets the bike. I have held a bike for a clearly defined and limited time based on receiving a serious deposit. That's not too unreasonable, because if I get another serious looker I can tell them to check back in 2 days - or whatever time the hold agreement expires. That's for local sales.
It gets a bit more complicated with eBay, Cycle trader - long distance sales. A guy drove halfway across the country in his pickup truck to buy my 2003 Suzuki VStrom. I was able to confirm with the issuing bank that he had acquired a certified check from them, along with the amount of the check and the serial number on the check. Based on that I held the bike for him for 5 days, even though I was still getting phone calls on the bike. He showed up as promised, presented the check described by the bank, and everything went well.
I will stick to any agreement that I make, even in the face of another person waving cash at me. But I don't make any agreement without evidence of serious intent to purchase - usually in the form of a deposit. So far, I've never been burned by keeping my word.
